The governing documents determine the relevant boundaries and obligations. Report the leak promptly, then separate roof repair, interior restoration and insurance instead of treating them as one bill.
The townhouse bedroom had a leak, an owner upgrade in the ceiling and three different answers about who should pay. Mike put the proposed roof repair to one side until we knew who could authorise it. Dave asked for the declaration. "Same roof colour as next door" was not going to settle this.
Report a leak promptly to the condominium manager or board contact. Provide the unit number, room, timing, photographs and any immediate safety concern. Ask who is arranging inspection and what emergency steps the corporation wants you to take.
Start With Boundaries and Obligations
The Condominium Authority of Ontario's repair guidance explains that the Condominium Act and governing documents determine responsibilities. Maintenance and repair after damage are distinct obligations, and the declaration can change the allocation.
Obtain the declaration and description, relevant by-laws, the standard unit definition and any agreement concerning alterations. Ask management to point to the provisions that apply to the roof covering, sheathing, insulation and interior finishes involved in this particular problem.
An exclusive-use area is not automatically owned or maintained in the same way as the inside of the unit. Likewise, the fact that one household benefits from a roof section does not settle who can alter it.
Follow the damage through the property definitions
We listed the affected parts from the roof covering down to the belongings below. The upgraded ceiling went on its own line. Different definitions and obligations could apply along that route; the party appointing us might not handle every other item. Dave's list finally stopped using "the leak" as though it were one object with one owner.
Ask management to explain each affected component in plain language and identify the document behind the answer. If your ceiling includes an owner upgrade, mention it. This is much more useful than asking only whether "the condo pays", because the answer may differ between stopping the leak and restoring everything it damaged.
If the corporation issues a roof levy, check the special-assessment scope, allocation and payment notice as well as who maintains the roof.
Separate the Parts of One Leak
Property boundaries, repair obligations and payment responsibility need separate checks.
Roof covering
Establish the boundary and who authorises exterior repair.
Insulation and ceiling
Check repair obligations and the standard unit definition.
Owner improvements
Identify finishes that may receive different treatment.
Belongings and payment
Resolve insurer, deductible and cost questions separately.
Split the Leak Into Its Parts
The standard unit definition is particularly relevant to repair and insurance questions inside the home. Owner improvements may be treated differently from standard finishes. Deductible responsibility is another separate question that deserves a written explanation.
If your own insurer needs notice, contact it promptly and explain that the property is a condominium. Share the corporation's contact details and claim information where available, without guessing who will ultimately bear the cost.

Who Can Actually Appoint the Roofer?
Before anyone instructed roof work, we asked management who could appoint the contractor and approve the scope. A driveway conversation could not authorise us to alter common-element roofing. Urgent temporary work needed clear directions through the corporation's emergency process, with contact attempts recorded. We wanted the water stopped without creating a second dispute about who ordered what.
For a proposed skylight, vent or solar installation, establish the alteration approval and future maintenance responsibilities before ordering equipment. A new opening can create obligations long after the installation bill is paid.
Keep a written timeline of reporting, attendance and agreed next steps. After the repair, request the findings relevant to your unit and any follow-up for interior moisture. Our roof record guide works well for this smaller file too.
If responsibility remains disputed, get advice on the actual documents and affected components. Another townhouse complex may allocate them differently, however similar its roofs look.
