Why an Insurer Asks the Age of Your Roof

Report roof age from records, describe partial replacements separately and ask the insurer how to record an unknown date.

The owner has three folders and one insurance form with a single box for roof age. Main roof: 2017. Rear addition: 2024. Porch: uncertain. Pat offers to find a larger piece of paper; Mike suggests asking the representative how to record the split. Give documented dates by area and identify the unknown part. An average would be tidy, but it would not describe this roof.

Roof information helps an insurer understand the property it is being asked to cover. IBC lists roofing type among the details used to assess a home's replacement value. Insurers can also ask their own underwriting questions about age and condition. There is no single age at which every Ontario roof automatically becomes uninsurable.

Look for a Trail, Not a Birthday Guess

Search for the paid installation invoice, warranty registration, contractor correspondence and any documents passed on at purchase. A building permit, where one was required, may help establish project timing but does not necessarily prove completion or the exact roofing scope.

If an installer is still in business, ask whether it retains the address and scope in its records. Give permission for a written confirmation you can keep. Dave checks the old correspondence before agreeing to provide a date. He can confirm what the records show; he cannot turn a familiar-looking shingle into an installation anniversary.

A Repair Invoice Is Not a New Birthday

Mike separates three documents: the main-roof replacement invoice, a chimney-flashing repair bill and a receipt for solar panels. Only the replacement establishes a new installation date for the main roof covering. The other two may be valuable maintenance history, but they do not reset the shingles' age.

If the form accepts only one year, ask whether the insurer wants the oldest covering, the main covering or a section-by-section description. Keep the material and date breakdown attached to the answer so the reviewer can see what that number includes. Mike would rather leave the box pending for a clear answer than give the roof a birthday none of its parts actually share.

If the insurer requests a condition report, clarify the required qualifications, photographs and wording before paying for an inspection. A roofer can describe visible condition and limitations; that does not turn a visual inspection into proof of concealed construction or a guaranteed remaining lifespan.

From Roof-Age Question to Evidence

The available evidence determines how precisely you can answer the age question.

  • Invoice exists

Provide its date and the exact roof area replaced.

  • Partial history

List documented sections separately from older or unknown sections.

  • No reliable date

Tell the insurer it is unknown and ask what evidence they will accept.

Find Out Why This Insurer Needs the Date

Have the representative explain any inspection requirement, endorsement, settlement basis or renewal condition tied to the roof. Obtain the applicable wording. An age question on an application is different from a decision on a future claim.

Keep a copy of the information supplied and correct it if better records emerge. Pat keeps the representative's answer with the section sketch. That is particularly useful when changing insurers: an old guess can acquire surprising confidence after being copied onto three forms.

Once the dates and uncertainties are assembled, keep them in the roof file. The next application can start from the same evidence instead of another attempt to judge age by shingle colour.
